Real Estate and Mud Season in Maine

Looking for a nice peaceful home in Maine on a dirt road? One of the quickest ways to tell if you want to have that dream is to come during Mud Season!

What is Mud Season? Its Mud and a lots of it! Just imagine trying to drive through thick, lumpy chocolate pudding? Ya that’s it! Many people think they can drive through it, but reality sinks in quick! The ground freezes deeply in winter, it’s covered by snow, and thaws in spring. Dirt roads become muddy because the deeply frozen ground thaws from the surface down as the air temperature warms above freezing. This makes most Maine dirt roads non-passable.

Maine has many dirt roads and driving down them to view real estate can be a real challenge.

Plan on having rubber waterproof boots, because you will be "trying" to walk the road. Having a 4-wheel drive vehicle is no guarantee you will make it down the road, you're still taking a risk.

If you are from away and thinking you must venture down a Maine dirt road in early spring to see that home, camp or land, I suggest you tell someone where you are going, have a cell phone making sure it does have a signal (a big concern in parts of Maine) and some water/food/blankets could be helpful. Remember, if you go down this road it is very possible a vehicle could be stuck right in the middle of it, not allowing you to get around and stopping you in the road. A good sign not to go down the road is if you see everyone parked at the main road, there is a reason for it! We want you to enjoy this State not be the monument in the road. If you happen to be with a REALTOR during this season, keep them!
